In general, no. When we put in a credit application on behalf of a client to a lender, we are paid a commission by the lender, not the client. But, fees may apply in certain circumstances where commission is not paid by a lender. In which case, we will let you know before proceeding with the service.
If you deal directly with a lender, you will only be told the "best rate" on offer. We are generally aware of the competitive pricing available in the market. We can use this knowledge to better negotiate for a better deal on your behalf with a lender. Often times, we can secure a better rate than the so-called "best rate" offered by the same lender.
A pre-approval gives you an indication of the maximum loan that a lender will back you when you have found a property. It helps you to negotiate with confidence in a potential property purchase.
A lender will only present (often limited) options based on its credit policies and product offering. Whereas, we have access to more than 75 lenders, each of whom has different credit policies and product offering to cater to different scenarios. You will have a significantly higher chance of finding a solution by talking to us.
If you could demonstrate an ability to repay the loan before your retirement, they will consider your application no matter your age.
